Wash the outside
If you want a cost effective way of adding thousands of dollars to the value of your home, it’s time to give the outside a good clean. Grab a soft-bristled brush and get rid of the dirt that’s accumulated on vinyl, metal, stucco, wood, and brick surfaces. A power washer can be rented cheaply and get your walkways looking sparkly.
Clean the windows both the insides and outsides; get rid of any cobwebs, and clean up the garage door. Try a solution of TSP (Trisodium Phosphate) of around ½ a cup to a gallon of water, and you’ll find this is really easy. It might take a few weekends of work but it’s possible to add $10,000 or more to the sale price of a home through a thorough clean.
Re-paint the exterior
It’s an expensive job, so check with your realtor before you start but if you make that paintwork look shiny and new it can have a real impact on prospective buyers, but make sure the paint matches the rest of the neighborhood or you could reduce the value of your home.
Clean or fix the roof
Any buyer’s appraisal agent is going to check out the state of the roof on your home and if it’s not up to scratch they’re going to recommend a discount based on the costs of repairs, so either fix it now or pay for it later. If there’s nothing wrong with your roof, give it a good clean – a few hundred dollars and you can have this done professionally and buyers check out the roof as soon as they arrive.
Tidy the Lawn
It’s time to fill in bare patches with grass seed and sod, cut back the crab grass and give the lawn a regular trim. And while you’re there it’s a good idea to tidy up the hedges, bushes, shrubs and flowers to give a manicured appeal.
Do the maintenance
You can lose 10% of the value of your home through small things on the outside, sort out sagging gutters, if your bricks are mortar-less repoint them, reseal any cracked asphalt, get the shutters straightened and fix any cracked windows.
